You will also have a for sale board at your property. This seems like an old, simplistic method nowadays but many sales are the result of a neighbour or local resident seeing the for sale board.
We will contact registered buyers directly who match to your property sale criteria. Brochures are sent out and available in house. Local property papers and magazines are utilised to promote our properties.

We offer our expertise, help and advice to all our clients to get the most out of their viewings. How to present your home and how to show round potential purchasers, to allow them to imagine themselves living in your property.
We gather as much information as possible about your property, how you use it and the local area it is located in, so we can research and relay specific information important to an individual viewers requirements to allow them to better appreciate the benefits your property has.

All offers made will come through us and be relayed to you verbally and in writing, we also handle all negotiations between you and the buyer. It is good to be clear what offer you are prepared to accept if a buyer offers a different price from your asking price. Make sure you consider all aspects of an offer made, not just the amount of money.
As your agent we will be acting on your behalf, so don’t feel pressured to accept an offer. The buyers position will be considered as well as their ability and requirements for purchasing your property.
Remember that a survey may be required as part of an offer and this may alter the offer made from a buyer. If you are worried about any potential problems like this you should consider getting your own independent survey prior to the sale of your property.

Accept Offer

Following a successful offer being accepted we will prepare the Memorandum of Sale and write to all parties to confirm the price. Your solicitor will be informed and they will send the draft contract to the buyers solicitor for enquiries to begin. At this stage you can agree any necessary survey dates and the dates for exchange and completion.
There are no legal obligations until contracts have been exchanged.

Exchange Contracts

The exchange of contracts can occur once all enquiries have been carried out satisfactorily, mortgage offers confirmed, evidence of good title obtained and any specific issues highlighted. Any Fixtures and fittings to be included in the sale must also have been confirmed.
Once the contracts have been signed by both buyers and sellers the deposit will be transferred to the buyers solicitor (normally 10% of the purchase price). The date for completion can then be mutually agreed.

Completion

On the day of completion your solicitor will call you to confirm they have received account of the remaining monies from the buyer.
Once you have received cleared funds into your account from your solicitor he will also instruct us and we will be able to release the keys.
