Step By Step Guide to Selling your Property
Life Estate Agents are there from Initial Appraisal to Completion…
The appraisal is one of the most important tasks to achieve when selling your property. This might seem obvious, but it is not just simply the highest figure possible, it should be the correct figure to maximise your return in your local property market, within a time frame that fits your requirements.
Knowing your own financial position is very important at this stage. Are you buying after the sale of your property? Do you need to remortgage or a need to obtain a new mortgage? New detailed mortgage screening processes and requirements mean you need to know your financial position. This may also provide you with a sale figure you can afford to sell your property for, and allow you to move onto your next property.
Select Your Agent
Modern estate agency has changed with the reliance on online marketing. The key factor is finding an audience for your property. While selling your property can seem a very daunting task to some for others the task of selling their property, by carrying out viewings and liaising with solicitors etc, is a manageable process.
Life Estate Agents offer you 3 distinct options to sell your property depending on the level of involvement you are able to input into the sale process in the same way as an online agent. This potentially saves you a great deal of money but with Life you get the confidence and peace of mind that you are dealing a local agent based in a local office where you can communicate with us face to face.
Prepare Your Property
It is true First impressions do count. This is so important for photographs of your property and the overall presentation of your property.
Are all those DIY jobs done, do any rooms need a coat of paint. Try to declutter rooms as much as possible, to give the sense of space and allow potential purchasers to more easily visualise it for their own needs.
Arrange EPC and Solicitor
You must have ordered an Energy Performance Certificate (EPC) to be able to market your property. Life Estate Agents can arrange this for you.
Often the success and efficiency of a sale is reliant on the instruction of an experienced solicitor. We recommend you take the time before you put your property to market to choose your Solicitor. This will make the sale process smoother and avoid potential delays. Life Estate Agents can recommend a solicitor best suited to your sale.
Regardless of the selling option you choose with Life Estate Agents, your property will be marketed on our website and online through Rightmove, Zoopla and Primelocation. You will also have a for sale board at your property. This seems like an old, simplistic method nowadays but many sales are the result of a neighbour or local resident seeing the for sale board.
We will contact registered buyers directly who match to your property sale criteria. Brochures are sent out and available in house. Local property papers and magazines are utilised to promote our properties.
We offer our expertise, help and advice to all our clients to get the most out of their viewings. How to present your home and how to show round potential purchasers, to allow them to imagine themselves living in your property.
We gather as much information as possible about your property, how you use it and the local area it is located in, so we can research and relay specific information important to an individual viewers requirements to allow them to better appreciate the benefits your property has.
All offers made will come through us and be relayed to you verbally and in writing, we also handle all negotiations between you and the buyer. It is good to be clear what offer you are prepared to accept if a buyer offers a different price from your asking price. Make sure you consider all aspects of an offer made, not just the amount of money.
As your agent we will be acting on your behalf, so don’t feel pressured to accept an offer. The buyers position will be considered as well as their ability and requirements for purchasing your property.
Remember that a survey may be required as part of an offer and this may alter the offer made from a buyer. If you are worried about any potential problems like this you should consider getting your own independent survey prior to the sale of your property.
Following a successful offer being accepted we will prepare the Memorandum of Sale and write to all parties to confirm the price. Your solicitor will be informed and they will send the draft contract to the buyers solicitor for enquiries to begin. At this stage you can agree any necessary survey dates and the dates for exchange and completion.
There are no legal obligations until contracts have been exchanged.
The exchange of contracts can occur once all enquiries have been carried out satisfactorily, mortgage offers confirmed, evidence of good title obtained and any specific issues highlighted. Any Fixtures and fittings to be included in the sale must also have been confirmed.
Once the contracts have been signed by both buyers and sellers the deposit will be transferred to the buyers solicitor (normally 10% of the purchase price). The date for completion can then be mutually agreed.
On the day of completion your solicitor will call you to confirm they have received account of the remaining monies from the buyer.
Once you have received cleared funds into your account from your solicitor he will also instruct us and we will be able to release the keys.
Congratulations on the successful sale of your property!!
